The Miami-Dade Expressway Authority took a small portion of a church’s parking lot in connection with the construction of a new interchange on Florida’s turnpike. MDX alleged that the lost parking could be regained by restriping with narrower spaces and argued that damages were limited to the cost of restriping and minor changes to an existing entrance. Mr. Schreiber and his experts established that the parking loss, combined with entrance relocation and the loss of street visibility caused a permanent loss of value in addition to the cost to re-establish the lost spaces. The jury awarded the church approximately $1,500,000 more than MDX’s appraisal and testimony at trial.
